Ol-Halvars has been totally refurbished with all mod. cons. but old features like vaulted ceilings, wooden floors and in some cases wooden walls have been carefully restored. The farmhouse can be sold furnished and fully fitted and ready to move into with the minimum of fuss. Old treasures found on the farm like wooden skis, traps, wood working tools etc. adorn the walls.
With either wood or electric heating, the house is designed for Swedish winters with good insulation and double glazing. Even the floors have got thick insulation. Due to an old agreement with the electricity company, Ol-Halvars has an allowance of 7400 kWh FREE ELECTRICITY per year in perpetuity.




With plenty of room for fishing rods, boots, ski suits etc. and direct access to bathroom and kitchen.
There is a fully tiled shower compartment, w/c, wash hand basin as well as stainless steel sink unit. A washing machine and tumble drier complete this useful room.
With windows at each end this room deserves to be the centre of the house. Fitted with white panelled wall and base cabinets and laminate worktops it is complete with microwave, cooker with stylish extractor fan, double stainless steel sink, full height fridge/freezer, wine rack and dishwasher. There is also an additional larder and cupboards for vacuum cleaner etc. The kitchen has all the basics; plates, bowls, cutlery, glasses, pots and pans etc. (all new). There is a breakfast table and four chairs by the window overlooking the lake.
This is a magnificent dining room with an open fireplace and windows facing the forest and the lake. An antique lamp hangs over the rustic dining table, seating 10, which has been made by a local craftsman. A sideboard displays some of the artefacts found when the house was renovated. An open staircase in the corner of the dining room leads to the drawing room and bedrooms on the first floor.
An old staircase gives you access to the bedrooms upstairs. A set of double doors leads to the outside.
This small bedroom with two single beds overlooks the forest.
This enormous room with views to the lake and forest was the kitchen when the house was built almost 200 years ago. The stove is believed to be an early version of what was then developed into AGAs. The 0.4 m wide floorboards (8-10 cm thick) are original and have special interest since trees don't come that big any more! This room has a double bed, wardrobe, chairs etc.








With views in three directions, fine timber all exposed and a magnificent chimney stock this is a truly spectacular master bedroom. The gothic shaped window of the gable wall is probably a relic from an older building. There is a good size double bed, wardrobe, chairs etc.
This is a cosy bedroom with two single beds overlooking the forest. It has also got the timber exposed. Like the other rooms with exposed timber it has got extra insulation on the outside wall, between the timber and the panelling.
Staircase to ground floor and direct access to drawing room and upstairs bathroom.
An open staircase leads from the dining room to this spacious drawing room with magnificent views of the lake and the islands. The vaulted ceiling and an old decorative iron stove makes this room the perfect setting for the two beige sofas, coffee tables etc. A set of nineteenth century wooden skis, skates and a more recent set of moose antlers decorate the walls.
There is space for extra beds here or it could just be an overflow area. The door to the balcony has a fine stained glass window.
This bathroom has a bath with shower, w/c and wash hand basin. The floor and walls have the special water resistant cover you find in all good quality bathrooms in Sweden.
This is the favourite place for listening to the Red-Throated Loons on the lake at sunset.
